In 2022, one of the biggest redlining cases in U.S. history came to light—and it was shocking not just for what was done, but how openly it was done.
Trident Mortgage Company, once part of Berkshire Hathaway’s HomeServices, didn’t just ignore Black and Latino communities in the Philadelphia area…
…some of its employees openly mocked and insulted them.
This case—led by the Department of Justice, the Consumer Financial Protection Bureau (CFPB), and several state offices—revealed how racism and redlining went hand-in-hand at Trident.
🚨 What Did Trident Do?
The investigation found several major problems:

🏢 All 24 Trident offices were in majority-white neighborhoods

📣 Almost all their advertising targeted white communities only
-
👥 No loan officers were placed in Black or Latino neighborhoods
-
📧 Internal emails and texts showed racist jokes, slurs, and even a photo of an employee with a Confederate flag
Let that sink in.
This wasn’t just quiet discrimination.
It was loud and intentional.
⚖️ What Was the Outcome?
In July 2022, Trident reached a $24.4 million settlement with the government.Here’s how that money is being used:

💰 $20 million for loan assistance in Black and Hispanic communities

📚 $4 million for outreach, education, and local partnerships

🏦 A requirement to open branches in underserved areas
-
🔍 Independent monitoring and staff training to stop this from happening again
Trident is now out of the mortgage business, but its parent companies are still responsible for making things right.
🧱 Why This Case Still Matters
This case is rare—not just because of the size of the settlement, but because it showed open racism still exists inside some parts of the housing industry.
Most redlining today is subtle. It hides behind numbers and marketing budgets.
But Trident’s case shows that blatant racism is still part of the picture, too.
And when state and federal agencies team up, they can uncover—and punish—even the worst behavior.
